3 SIGNS THAT YOUR GARAGE DOOR MAY NEED MAINTENANCE

Do you hear any loud noises or funny sounds?

Noisy garage doors are usually caused by worn rollers, loose hardware, and parts that need lubrication or an opener in need of anti-vibration pads which are all easy fixes or it might be time to replace your chain-driven garage opener with a belt-driven opener. You may also need to replace your extension spring system with torsion springs. Torsion springs are installed above the door to help make a lot less noise. Your garage hardware also consists of rollers, hinges and steel pulleys so you may need to lubricate these parts and if that doesn’t work it is best to call in the professionals.

Is your garage door slower than normal or seem unbalanced?

As we mentioned above about lubrication…. more often than not, if a garage door is running slowly, it’s because of the track, roller brackets and hinges needing lubrication. A few drops of penetrating oil on these moving parts can make all the difference when it comes to opening and closing speed. (Warning: do not use penetrating oil on nylon rollers). If you notice your garage door is unbalanced or sticking, adjusting the speed does not correct this; the door MUST be adjusted and serviced by a professional.

How old is your garage door/opener?

A steel or aluminum garage door will last you 20 years or more. A wooden door can last about the same amount of time if you are taking proper care of it. Torsion springs have a cycle life of 10,000. A cycle is one opening and closing of the door. This typically means about eight to 12 years, depending on how often you open and close your garage door. If you live in an older home, you should have records of when the garage door was installed and its maintenance history. Let’s talk garage door openers. They have a similar lifespan to other parts of your garage door and openers should last about 5-10 years. The lifespan depends on several factors like how often you use the opener and how often you repair it.
